​National Fish and Wildlife Foundation

Industry: Local Non-profit

Transaction Size: 60,000sq ft 

Location: Washington, DC CBD

​Multi-billion dollar environmental Foundation found their existing space hindered growth. Wanting to energize their team and take advantage of the market, they engaged our team to develop a strategic plan, solicit a bid from their current landlord, and relocation options. We successfully secured a 60,000 sq ft relocation space with a deferred start date and sublease rights to create a financial windfall from current space, which combined, mitigated financial burdens, and paved the way for rebranding their workplace.

Capital Breathe

Industry: National Healthcare 

Transaction Size: 20,000 sf ft, multiple

Location: Nation-wide

Capital Breathe is a national health care group. When we started working with them, they wanted to be live in multiple cities as soon as possible, yet had a limited balance sheet and few systems in place for managing their real estate. In less than a year, we got them into 7 new buildings across the country, helped them develop internal processes and key team members to manage their real estate.

Unizo + Novel

Industry: Coworking 

Transaction Size: 180,000 sq ft acquisition

Location: Washington, DC CBD

​An investor looking to enter the DC market to run their coworking space. I identified an option that had trouble trading in the market due to overly aggressive pricing. Typically this would deter most buyers, but we advised Novel to investigate the property with intensive due diligence, data and analytics. The building met their investing metrics, we entered negotiations and aggressively pursued the property.

CVENT / Social Tables

Industry: National Tech Firm

Transaction Size: 30,000 and 40,000sq ft, multiple

Location: Washington, DC CBD

A rapidly growing Bessmer-funded tech company that exited to Cvent, grew by focusing on developing a strong company culture. We succeeded at securing a large full-floor property negotiating favorable terms, including a construction allowance and abatement package. The 40,000 sq ft space, custom-designed and inaugurated by Mayor Muriel Bowser, became a showcase for the tech community in Washington D.C., hosting various events for the start-up community.

Buzzfeed

Industry: National Media Firm

Transaction Sizes: 12,000 sq ft, multiple

Location: Washington, DC CBD

A national media firm sought to expand without investing in a major project or committing to a long-term lease. We identified a high-quality, underpriced space that met all of their criteria. Shortly after occupying, the client decided to consolidate their offices and downsize to cut costs in response to the economic downturn. We secured a replacement tenant to get them off the hook at competitive pricing.

Fairfax County Economic Development Authority (FCDA)

Industry: Location Non-Profit

Transaction Size: 35,000 sq ft, multiple

Location: Virginia

Seeking to rejuvenate their staff, this semi-governmental organization needed a space to match the leadership's vision. FCDA was constrained by three variables: long lead time, no resources, and a tight budget. After carefully studying the client’s operations and the market dynamics, I was able to thread a creative deal structure that resulted in identifying several landlords willing to bid for the complex opportunity. The competitive process resulted in a new contemporary space, at a market rate satisfactory to the government and the political environment. FCDA was thrilled the new space invigorates their employees and increased their engagement even as the budget shrunk.

Trackmaven / Skyword

Industry: Tech

Location: Washington, DC CBD

Trackmaven was a rapidly growing tech firm that needed expansion space right away. With a limited budget, short time frame, and facing a market averse to tech firms, we had few options. With these challenges, I identified a solution that could meet the client’s needs. Additionally, we secured a abatement package that doubled the market norm. We partnered with a specialized design team and transformed a stodgy space into a dynamic, forward-thinking environment that reflected the company's culture while staying within budget.

Schusterman Foundation

Industry: Location Foundation

Deal Size: 30,000 sq ft

Location: Washington, DC

Schusterman is a prominent Foundation loved their space, but the lease was expiring at a premium rate. The landlord wanted to keep the premium, but the foundation needed the cash for charitable programming. In response, we moved into action soliciting competitive relocation offers. Through negotiations and by convincing the landlord that we had viable alternative options, we successfully retained the space while significantly reducing the client's costs.
